As in the rest of Fairfield County, number of units sold in Black Rock has slowed down.  At this time last year 9 single family homes had closed between 1/1/07 and 3/31/08, whereas only 5 single family homes closed during the first quarter of 2008.   The inventory of homes for sale in Black Rock remains low, so prices have not been under as much pressure as elsewhere in Bridgeport or even Fairfield.  In fact, we just recorded a new high for the sales price of a home on Ellsworth Street of $590,00 for 189 Ellsworth Street.  The median price in Q1 2008 for a single family home was $317,500 compared to $280,000 in 2007.  This does NOT mean that prices are rising as there are so few sales to compare, we'll need to wait for the year end statistics to figure out whether prices are rising or falling.  Black Rock is a desirable community given its access to Long Island Sound, its proximity to New York City and the upcoming Black Rock train station, as well as exciting new restaurants in the Arts & Entertainment district and our reputation as an interesting community of artists, intellectuals, writers, and academics.
